Brunswick East Renovation/Rebuild

We recently followed a project in Brunswick East that was to good not to share.

The original street frontage

The team at Albourne Construction were responsible for this timeless property that exceeded expectations.  Almost a knock-down job, this tired and dilapidated weatherboard home has been carefully restored and improved into a modern yet traditional masterpiece with every attention to detail.

The property uses a mix of Southern Star aluminium and Canterbury timber products, with a wide array of styles used within the home.  These windows and doors needed to compliment the mix of recycled brick and weatherboards and manage to cross the two distinct styles of the property.  Each window and door choice was taken with that room in mind, making best use of the rooms natural assets.  This makes the window and door schedule for this property truly unique.

Louvre and Double Hung windows in the kitchen/Living area

The finish of the works was impeccable for this build, with the builder making sure all the installations were exact to compliment the high standards they had implemented throughout.

All Canterbury timber windows were made from meranti, so are not subject to warping or twisting and were painted white to compliment the aesthetic of this section of the home.  These windows perfectly complimented the weatherboard façade and truly capture the timeless street appeal.

Black Aluminium Stacking Sliding Doors

The Southern Star aluminium windows and doors in this project were powdercoated in black to create a modern contrast against the recycled brick.  These created a stunning design feature and look immaculate.  They manage to create a modern aspect to this age-old home and create a strong backbone to the old façade.

The client was overwhelmed that Southern Star Group were not only able to meet all the requirements for planning and energy, but also able to supply all both the timber and aluminium products they desired.  They have been so happy with the end product and the exceptional performance of the windows in their desired location, has exceeded their expectations.

Obscure translucent glass for privacy

The small size of the block created hurdles to the design and the choice of windows was imperative to make those areas work as a home, whilst still meet standards and the planning scheme.

Painted Meranti Double Hung

The use of tradition styled double hung Canterbury timber windows on the facade fit perfectly with the period style of the house and the large Southern Star aluminium awning windows on the first floor easily fit the overlooking issues, using white translucent glass to 1700mm height to meet regulations.  These massive windows flood the first floor and stair void with natural light and the aluminium finish allows for a sleek modern monochrome look internally, while creating no maintenance externally in hard to access areas on the house.  On the ground floor the use of the Southern Star aluminium hinged door to the laundry gave not only access to the services side of the house (clothesline ect) but fills the room with light in a way that a timber door wouldn’t.

The design of the house has a small decking walkway and garden bed running the length of the house on the south boundary and this is important as not only is it a valuable light well but it is a big section of greenery in a small backyard.  We needed to design these windows in a way that still left a good amount of wall for furniture to be placed against in the lounge room and dining room.  The 2400mm sashless double hung windows bring the outside in and give the narrow decking a sense of size. Similarly, the kitchen louvres were a design must.  Louvres while ascetically beautiful windows, bring the greenery of the garden into the landlocked kitchen. Finally, the centre opening sliding doors were 2400mm height so they would flood the living room with light.  These allow the alfresco to seamlessly flow into the living room and were carefully designed around the furniture layout of the room.

I think you will agree that this is a truly unique home.  Find out more about the property here as its currently for sale!
